Seller Services

The Sterling Real Estate Toolkit for selling your home

The agents at Sterling Real Estate Group have access to a trusted network of home professionals and tools for making the most of your sale. Below are some of the services that our agents may take advantage of for your listing. Contact us to be matched with an agent that can best meet your needs.
Conscious Decluttering
It's time to start packing! De-personalizing the home is an essential first step in the listing process. When you list with a Sterling realtor, they will walk through your home and show you which personal items should be packed up, and look for repairs or upgrades to maximize your return before listing.
Professional Cleaning
Your home is lived in, but buyers want to see it good as new. With our professional cleaning servies, you can rest assured that your home is cleaned from top to bottom so it is looking its best for listing photos and showings. Don't stress! Leave it up to the professionals, we will handle everything.
Professional Staging
Staging a home is an art! You want buyers to see the home's potential, while also giving them a blank canvas to envision themselves in. We can advise you on how to stage with what you already have, or bring in the professionals to expertly stage your home to sell to your target buyers.
Professional Photos
We hire Denver's best real estate photographers to capture professional listing photos and a custom 3D virtual tour with background music and descriptions of each room and floorplans. This is displayed on a Property Website, as well as on your Listing Flyer. When applicable, drone photos are captured as well.
Digital Contracts
Save a tree, sign digitally! We keep it as simple as possible with digital documents that you can sign from your phone, tablet, or computer.
Open House Campaigns
Show your home to as many buyers as possible, fast! We will hold your listing open to get maximum visibility with extensive public home showing programs.
Email Campaigns
A coordinated email campaign exposes your home to a list of specific seller and buyer profiles. A "Just Listed" email will be sent to buyers, realtors, and other real estate professionals to spread the word.
Digital Marketing
Your home will be listed in the Colorado MLS, as a Showcase Member of Realtor.com, and on our website, REColorado.com, Paradym, Homes.com, Google, Trulia, Zillow, SterlingHomesofDenver, and numerous other sites for visibility across the web.

The Home Selling Process

What to expect when you list your home

After you hire a Sterling Real Estate Group agent to list your home, the first step is to determine pricing. The listing price is one of the most important factors in asuccessful home sale. Many people tend to list too high and they either have to reduce the price, or it takes much longer to get any offers. We will determine the right price with a comparative analysis in your market.

Next, your agent will help you prepare your home for sale with cleaning, repairing, and staging the home to make the best impression and maximize your return on the sale. We will then photograph, list, and begin marketing the home. Buyers will tour at open houses and showings. Depending on the state of the market, you might receive multiple offers. We will advise and advocate for you to negotiate the best possible deal. Once you accept an offer, the home will go under contract. The home must then pass inspection, title search, an appraisal, sometimes a property survey, final loan approval, and a walk-through by the buyer. Once everything is clear, it's time to close!

Closing is the final step in your home selling process. During the closing, the deed is delivered to the buyer, the title is transferred, financing documents and title insurance policies are exchanged, and the agreed-on costs are paid. Some of the final documents are signed. Keep in mind that you may be required to pay at closing, including agent commissions, loan fees, title insurance charges and recording filing fees. These costs typically come out of the profits realized on the sale of the home.

Market Trends

Should I wait or sell my home now?

In October 2024, the Greater Metro Denver real estate market saw an uptick in new listings and active listings when compared to this time last year. There were 10,322 active listings (both attached and detached), an increase of 37% Year Over Year. New listings increased by 23% YoY bringing the months supply of inventory to 3.09, a 40% increase YoY. Demand (pending) for both attached and detached increased 19% YoY to 3,489 and remained relatively flat month over month (2%).

Days on market also increased to 44 days, on average. This was a 42% increase when viewed YoY and a 6% increase MoM. Prices for detached properties increased by 4% when compared to last month, and stayed relatively flat YoY. Attached property prices decreased 5% YoY. The median price for a single family home for the month of October was $644,400 while the median price for an attached property was $399,400.

The 2024 Election is over and people are still sitting back during this transition period from what we can see. Regardless of the price range, pricing homes correctly is fundamental to successfully selling your home. However, if you take the time to prepare your home for market by de-cluttering and making minor repairs and staging as needed, you can still anticipate getting a good offer for your home. The agents at Sterling Real Estate make it their mission to make sure your home is prepared properly and advertised in the best light possible. The faster the home sells, the better chance you have of getting closer to asking price, as Buyers tend to be waiting for that first or second price reduction, if the home is over-priced.
